If rates go up

How the two purchases differ
  1. New Launch: pay 5% cash to book, then 15% within 8 weeks. The rest is paid in stages as the building goes up (Normal Payment Scheme), with 25% at TOP and the last 15% at legal completion.
  2. The bank pays the stages once your 25% is used up, so a New Launch loan is drawn bit by bit. Interest is only charged on what has been drawn, so instalments start small and step up until TOP.
  3. Resale: 1% option fee, top up to 5% when you exercise, then the full price at completion about 8 to 12 weeks later. The full loan and the full instalment start straight away.
  4. The bank lends on the lower of price or valuation for a Resale home. Anything above valuation comes from your cash or CPF. New Launch units are valued at the developer's price.
  5. Keys: with a New Launch you wait until TOP, often 3 to 4 years, and can't live in it or rent it out until then. A Resale home can be lived in or rented out from completion.
  6. Seller's Stamp Duty applies to both if you sell within years of the option date: .
  7. Selling a New Launch before TOP is a sub-sale. Your buyer takes over the stages not yet paid.

Assumptions on this page

Price growth is the yearly rate you enter, the same every year. It is an assumption, not a forecast. Interest rate stays the same for the whole holding period. New Launch instalment starts with the first bank drawdown and is recomputed at each drawdown on the balance owed over the loan months left, as banks do. Construction stages are spread between the option date and TOP; legal completion is 12 months after TOP. Rent (if renting out) starts 1 month after keys, with no vacancy after that. Tax on rent is not included. Selling costs are the professional fee you enter plus GST. Cash and CPF are counted the same as your money. CPF accrued interest goes back to your CPF on sale and is not a cost here.
